Peoples thoughts on Adelaide?

What part of adelaide do you mean? Different parts are at different stages (just like every other city)

So how's inner Adelaide going - i.e.cbd? Is it very noisy near the airport? The cbd looks beautifully laid out. Where is cool and where is the area with potential?

Are the Northern suburbs still the best bet for positive cash flow?

What other areas look promising?

I was looking in Adelaide mid 2011. I went local (perth) instead. Im glad I did, the same areas I was looking at then have only gone up 3-5% whereas here has gone WAAAAY better...

Sorry that didnt help much, just keep in mind its a different market compared to syd, melb, bris and perth
 
Doing my research now. Flying down there to check it out.

Totally different market. If I did what would be the most logical in Sydney down there, I'd loose money.

Really need to spend time getting to know not only the area, but understand what the locals want.

Different city is in different part of the cycle. 2 years ago Adelaide was at 6 o'clock whereas perth would've been at about 9. Adelaide is always behind the main cities when it comes to the growth cycle. As a result things are usually less volatile here.

What I can gather is more and more investors coming into Adelaide mainly because of affordability and for metro cashflow neutral/positive properties.

Yep, different cities run on different time lines.

One of the places I bought in Adelaide ($250K) was for cheaper than the vendor paid for it in 2011 ($262K). Always buy where ever you can find growth. Like you, I would have rathered buying in Perth in 2011 too (but I was a bit late to the party and bought in 2012 and still did ok).
 
My personal opinion, low entry price, CF is good, but if you are after CG, look elsewhere

Haha I'm happy for you to tell everyone else to look elsewhere :)

Client of mine just bought a property after looking for 12months, was 50 people through the property in 2 days they were successful with offer $10k above asking price.

The area's that I believe have good potential anything that is priced reasonably well moves in weeks if not days. (happy to provide examples if people are interested)

Agree with this to a certain extent. Plenty of opportunity to manufacture CG via reno / development though. Whats the saying about water always flowing to the lowest point? There's no way in hell any state capital metro area property can sustain price under 300k.

Yes DT I agree, manufacturing CG is workable, but isn't it like that anywhere else?

PS: manufacturing CG is not for all amateur investors, be warned

Yes but with $300k PP in metro <20km from CBD it's workable for a whole lot more people :)

Agree not for everyone but alot will have the benefits of the CG by others around developing, just by having that right block size :)

Everyone's entitled to their opinion. :)

I'd agree that for set and forget, Adelaide will most likely keep chugging along at a nice sustained pace, which suits many people, but maybe not those looking for a quick 6-12 month gain.

To the OP:

As always, there's a huge body of information on this forum re; Adelaide, particularly the outer north and cash flow deals. The mid and inner ring of suburbs does also present a lot of development opportunities, but it's essential to get info on the ground.

We'd buy in city or close to it if required but kind of wonder where Adelaide is heading in way of CG for future, we're not looking for short term gains, we looking to sit on it for 10 years(hopefully), surely something has to happen in that city in 10 years or is it stagnant?

Mate, in 10 years, almost anywhere would have gone up

550k you probably can fetch 2 or 3 in adelaide, :D
