Perth - What's your suburb worth

Looking ok with what I thought was going on:

Westminster
Houses 12mth = 17.24% up - this is all the deve blocks selling like hotcakes
Units 12mth = 7.91% up - not enough to make up for the high buyin price but moving up steadily.

Gwelup
There is no data for units in Gwelup as there are pretty much none - they all fall under house sales
Houses 12mths = 6.75% - good growth after a fairly stagnant 5yr of 2.53%

Highgate
Due to the small number of dwellings it always struggles with meaningful data.
No house data (only 6 sold in past 2 years - one to me :D)
No land data (only 1 sold in past 2 years - to me again :D)
Units 12mths 1.18% up - I would think will track higher when all the presales for the new developments settle this year or next.
 
Any thoughts on why Freo is so pricy?
It's nice and all but the people that live there!

Any of the brokers on here will happily do RP Data reports for anyone - and many of the other members also have RP Data subscriptions so are happy to run reports.

I Live in SOuth Freo.......I like it because of easy access to facilities and beach, a community that is eclectic and out and about on the streets. There is a great mix of old and new houses, giving the place character. I only go to main freo for medical appts now, but i used to like the markets, galleries etc. Not everyone is happy with the plans of the current council and we are in a state of limbo with Myer closing and new projects not started.

People are moving here from bigger homes further inland, mainly for the lifestyle and being able to walk to so many places, including sailing club.

Haven't been downtown on a Sunday for a long time, so can't comment on the crowd.

Median is always tricky in a development area. I did Cloverdale, which for land is a 29.55% decrease in the last 12 months. Cheap, small lots would have skewed that data. I wish blocks were 29% cheaper than a year ago. I'm looking for one to build on.

I think you may have struck some tenants from the nearby Homeswest flats waiting for Liquorland to open. Possibly some itinerants too. Please don't judge Freo on that. I trust you had a look at the rest of the city and also ventured into South Freo.

Well I have actually been to Freo a couple of times before, mainly to have a beer at creatures and hadn't noticed too many characters.
It did take me by surprise though

Also went and had a look at the gaol. Can't believe that closed in 91. It's Stone Age stuff

Also had the pleasure of staying in midlands caravan park...
Saw a massive estate called Ellenbrook in the middle of nowhere!
Had a swim at Scarboro (what's with the local spelling?)
Lunch at Hillarys with the pommie tourists
