I think there maybe some value to what Andrew is doing. Andrew if rents are estimated you should state how they are calculated eg Agents est; 95% of median for similar properties in the postcode or however the website comes up with the number.

Its great that people are asking questions and are skeptical, however i still believe in innocent until proven guilty rather than the assumption that he is trying something without any evidence. It is extremely difficult to built a website that gains viewers in this day and age and if Andrew's website doesnt provide value it will be dead in no time...
 
IMO... I can't see how this is any different to the other dozens of formites who are buyer's agents or brokers and throw the line "I did one just last week for a client, it was complicated but there are a few ways if you know how." Most are discretely promoting their product or service in some way, shape or form. Some of the buyers agents are shamelessly into self promotion - makes good business sense to be.

For the record, I don't have a problem with it, just sayin'. I love reading and learning from everyone, I'm grown up enough to tell the difference between an add and opinion, just like on facebook :)

No. If it was that easy others would have done it already. But you can try and develop something yourself.

I am quite happy to answer questions as I said before. However if you don't like the website or think it's useless please do not use it. I am not forcing you. There are 10 times more people or more giving me positive feedback compared to negative and I am happy keep listing properties for them whenever I have time.

Thanks mate. I appreciate the support. I got nothing to hide and am doing it for free. Maybe that is what some people don't like.

I have never 'stuck up' for Nathan. I just didn't put him down when there was a heap of others set out to do the same. You are trying to compare apples with lemons here, so lets just put this straight right now, shall we?

Firstly, Nathan.

Nathan is a long time poster who is big on self promotion. He's a young guy who has done well for himself. He has a couple of Business interests, one of which is his Buyer's agency.

He does not operate a traditional Buyers Agency like some of the other Buyers Agents on the forum where they source a specific property based on a client's criterior. Nathan sources properties first, then offers them to his buyers. It is not the way I would run a Buyers Agency, if I was to go down that path, but he is not the only one running one in this manner.

From what I've seen, his fees are similar to others in the industry. I can not comment on the quality of the properties, as I have never, and will never, use his services, as I am more than capable of finding my own properties.

I don't know him well enough to call him friend, or to call him otherwise! He is merely someone I have met a couple of times as we have crossed paths over the years. That's it! End of story!

From the little I know about Andrew, he joined the forum to promote his website. He did not join to contribute, although I am happy to be proved wrong. I am always sceptical of people who do this & feel that it is poor form.

It is not only Andrew that I have a problem with. I have a problem with others that are here ONLY for self promotion. He may stick around and become a contributing member. Or he may not! We don't know this yet, all we know is that he's got this website.

Do you see the differences here? Nathan joined the forum the same as everyone else did. To learn & to help others. As the years progressed he developed Business interests, and he actually stopped posting here when he started his own forum. No doubt he promotes his Business through that forum, but it is HIS forum, so I suppose he can do what he likes with it.

I have no problem with long time posters who promote their businesses indirectly, but contribute to the forum AS WELL. We all know who they are & what they do but they don't jump out & say "Hey, just joined up today, this is what I do".

Andrew maybe take the time and read within this site from 2005 onwards about some of the economic experts and various investment specialists that have came and gone within this site and what happened to the people and their error forecast margins some of those started out free:)..

Eg. Eight mile plains and sunnybank hills

I would have thought it was clear that the free aspect of the site was to get traffic, and that enough people will then be interested in the mortgagee list that Super Andrew will make money from the list.

I don't have a problem with that business model. Its pretty common online to offer something for free to generate traffic and interest to then sell something more valuable.

Andrew, if you could comment on this, and on how the Mortgagee List is generated (is it you or are you affiliate marketing it?) then I would like to hear from him about that.

The debate about joining just to promote a business is a different one. I will leave that to the others who have already commented. Whether Andrew sticks around to offer long term value to the community is yet to be seen.

The website was intended to be free and have no paid features from the beginning and was intended to help investors who are getting into property investing. However a couple of buyer agents/investors contacted me and requested lists of properties (positive cash flow, mortgagee sales, renos, etc) and were happy to pay for it, so I added the paid features for them. These people want to pay since it can help them make more money.

If people contact me and suggest new features, I will try to implement them if I can.


Andrew, if you could comment on this, and on how the Mortgagee List is generated (is it you or are you affiliate marketing it?) then I would like to hear from him about that.

I find the properties. I don't represent, market or get any commission/fees from any of the properties on the website whether I list them or whether they sell or not. The same goes for the paid lists.

Well thats a good thing. Thanks for the reply, and I would encourage you to share your knowledge more generally across a range of threads and you will build up trust over time on the forum.

Just keep it in the back of your mind Andrew,some of the people that have posted in your post did not come down in the last rain storm,and control a vast amount of property and clearly understand a complex system,with several levels of interdependence,maybe that's why so many different questions,but nothing is ever free in life unless you develop Alzheimers..

I thought this forum was free- do I need an alzheimers checkup?
