Positive Real Estate - Mentoring Program

I have never really understood the reason to have a mentor. The Nike slogan seems to work well "Just do it".
Property investing is as easy or as hard as you decide you want it to be.

Easy way:-
Buy a unit or house in a capital city suburb, have an agent manage it, wait, buy another one, wait a bit longer, replicate.

More hands on way:-
Buy land and develop it, either for rent or sale. Replicate.

There is a lot of middle ground between these two ways, and most investers lie somewhere in that middle ground but start with the easy way before getting a bit adventurous.

Most importantly, be patient. Like cooking, if you turn up the temperature you just might get burnt.

I know the people who run the Melbourne franchise quite well. Some time ago, I was regularly invited to speak at their seminars and workshops. The association is much more casual, now.

That said; in fairness to the PRE group, and against the vein of this thread, they do serve a purpose for some investors.

Most on this forum are the DIY type, the sort to get out there and learn by reading and by experience. Self-motivated, and willing to take a degree of risk in order to succeed. I'd suggest that this is the reason for the scorn shown in this thread.

However, I do come across many investors who struggle with some of those points. They need (no, need is wrong. Perhaps 'benefit from' is a better term) someone to hold them accountable and walk them through the first couple of investments. PRE also provides them with a social outlet to discuss property, which many investors find to be a significant personal issue.

Of my clients who are a part of the PRE group, they buy an average of two properties a year. I believe that most of them would still be yet to purchase without the assistance of the PRE 'mentors'. And so, for them, the cost of joining and being a part of the program has been well worthwhile.

The mentoring fee is a one-off payment and not an annual subscription. However, PRE also have a finance arm, and a buyers agency, from which they generate ongoing revenue from the same customers.

Whether you choose to have PRE help you, or not; good luck. There are many ways to skin the proverbial, and hopefully we'll be able to hear about your successes soon.
 
I was certainly one who dived in head first, doing the learning as I went along (and still certianly learning a lot daily!). This forum is an amazing tool to read what others have done and how - some people here can also double as passive mentors :D I'm not someone who likes to pay for something I can learn or teach myself through actually doing it or reading relevant books as Rob suggests! Although this can be costly if mistakes are made :(

Having said that, I have a number of friends who would never have become invovled if they didn't pay someone to walk them through the first few purchases or show them the advantages and benefits of investing. These people definetely benefited from a mentor program - despite having friends in the game! They certainly won't need the mentor program for life, but as James has poitned out, they do serve a purpose for some people.
 
My friend (around 40 yrs old now) paid $3k a few years ago to go to a seminar to learn how to invest in property.

After the seminar, she went to Docklands and bought an office for $600k or something like that. 3 years on, the office has barely gone up in value (in fact it went down I think) while the rest of Melbourne has powered in in 2007 and 2009. It was also vacant most of the time. She's now moved in to the office herself to fill the vacancy (she's a migration agent so needs an office anyway).
 
I now work for the PRE buyers agency, specifically dealing with our clients in QLD.

Even as a buyers agent and someone who had been investing since late 2004 I took alot from just being part of the monthly workshops that are run for our mentoring clients.

The reason why it is a lifetime program, which it is, is that property strategies often change and unlike other 6 or 12 month programs we don't just teach the one strategy and set you off in your ways - for you to be bundled over by an ever changing financial and property market.

We have clients that join mentoring and purchase their own deals, some that purchase through our buyers agency, some that do both but one of the best aspects I see to being part of the group is the ability to socialise with like minded people. I have clients that own 20 properties and still attend the workshops, and a developer client that has done over 60M worth of development but joined for his own education and the social aspect.

If you do join you will find a source of constant motivation,strategy, coaching & support. Well worth the $10k imo.

BTW i am not directly part of the mentoring & education process, I only deal with the clients that are in the program in helping them find property according to their strategy.
 
Hi Winston. Where are you located (your pots say N/A).
By letting people know which city you are located you might get more specific info to your needs.
For example if I knew you were in Sydney I could recommend some places to visit or some people that could guide you without paying thousands of dollars..

I went to a few Positive Real Estate nights. I was keen but in the end it wasn't for me. There are a few threads on them but I can't locate any. Someone else (or you) may have more luck.

Very true. Unless you been apart of a PRE one cant really comment can they? Im apart of a PRE which i paid a large sum for. Isnt working out as well as i planned but not necesarily the programs fault. For want of a better description PRE's are like REA. Some need em and some dont. I did unfortunately. I say unfortunately since im apparently not as smart as some in this thread:eek:

I have been to a couple of their "seminars"
They gave some good tips but the main thing i took from them were the
inspiration.With everyone working together it was pretty encouraging.
At that stage Jason Whitan(i think thats the spelling) was the main face of the business and used to be on all the marketing and website as the owner alongside sam saggers the buyers agent side if the business. But for the last year or so I havent seen or heard of him at all. I too went to their website to find out who was behind the business now and couldnt find anything.Except that sam saggers who seems to be the face of all thier adds in the property mags.

I joined as a member a few years back and have not looked back since. I believe that joining them for a small investment is worth the huge returns. It amazes me how many pp i know are "property experts" however have maybe invested once or twice before and love to give advice on how to invest in property. Also all my friends just give away hundreds of thousands of dollars - just buying their "dream home" and have debt for 30 years without really even researching what they are doing or even looking around at financial options. They just jump right in as that's how pp are groomed in Aus. I really believe - like becoming a doctor - or becoming a professional in any field - education is key - hence the philosophy behind becoming educated in property before investing. Positive Real Estate - is honestly the best and wisest decision i ever made. I truly believe that without being educated in property investing by a team like Positive Real Estate......u r just walking in blind-folded hoping to pin the tail on the donkey!!

The poster supposedly has been involved in property for a few years and his first post on Somersoft is a plug about expensive courses.

People can just see through this now..........

I agree that you need to be educated in whatever field you embark on, but all facets of property investing can be sort freely and cheaply. A wealth of knowledge is obtained by just going out and doing it.

I cannot believe how people are promoting how to do this and then reap incredible amounts of money out of the signers up. It happens with every promoter.

Recently I read what is in one course (only a couple of manuals and a simple spreadsheet program), and I cannot fathom how the spreadsheet program was worth $450. (how can people profit like this)

It reminds me of the 'fat cat' executives that brought some of the big american banking firms down a few years ago.

Agree 100%. I think it's important to acknowledge that if you truly want something in life you have to get out of your comfort zone and do the hard work yourself. There are plenty of free or cheap ways to accomodate your desire to become successful in any field if you want it bad enough...and gain that support of like minded people...just like this forum.

Some people need to have a little faith in themselves. If you want something bad enough you can acheive it. I don't feel paying $10k for 'ongoing support' and 'education nights' where property developments they must have an interest in are pushed onto you is the answer.

There will always be people pushing their wares onto those who don't have the confidence and the drive to achieve. Buyer Beware!

I think positive real estate have a role to play for the people out there who want their hand held, or those who procrastinate and don't know what to do. Those type of people would probably buy nothing if they were self reliant. However, i can't belive they charge so much for "mentoring" when they also take a commission in the sale of their own properties. It's double dipping.
 
I agree with most of the above, particularly about taking action (in a small way) with a straightforward IP - depending on your income whether this be cash flow focussed (ie major regional town) or capital growth focus. Don't allow your first property to keep you awake @ night wondering how you might retain it. Read widely, listen to many, understand your numbers & then define your own path. If you'd prefer a little handholding the first time then praps engage a reputable buyer's agent who focussed on investors.
