We bought in Elizabeth Bay 5 years ago and the rental returns have been fine but the capital gains are not excessive. @$100,000.00 in 5 yrs and that is at height of buying hysteria last year. However, we have only ever had it empty for 24 hours and tenants have all been fabulous. We tried for another apt in Potts Point/Kings Cross 2 yrs ago. WRONG STREET. Have come to the conclusion that location location is everything in these areas. Must have not only right street but right side of street. Sold 2nd apt and it became educational experience rather than expensive educational experience. Have found that Elix Bay Rd is good. Older buildings, sep. bed/bath/galley kitchen. Outlook must (street with trees fine. not back lane). Old buildings do not need parking. People work in City and play in city or eliz bay. Watch out for council rates can be hefty and suggest 1 bed over studio unless amazing studio.
