PPOR NSW renovation with max $30k budget

Hi all

Recently we want to do some renovation to the PPOR and really appreciate if you could please provide some suggestions on costs/budget/plan etc. :)

Basically we are planning to
1) remove some internal G-block walls (5m wide) which currently divides the living room and dinning room. (approximately HOW MUCH?)

2) widen part of the external brick veneer wall towards the backyard, from 1.5m to 4.5m, and then replace a wider sliding door (door price $3-4k). Need to engage architect and engineer and council as this is structural change - budget $800 just for getting approval.

3) open up another part of the external brick veneer wall, to have approximately 2.2m*1.0m space to install a breezeway door (door price $1000). (approximately HOW MUCH?)

4) internal painting of entire house, approximately 130sqm floor space. we plan to partially DIY but need to buy gears (budget 2k?).

5) replace the carpet with the timber floor, for living room + dining room, approximately 60sqm. (budget $150/sqm including everything, total $10k)

6) use new carpet at the rest of the house, approximately 70sqm (budget $40/sqm including everything, total $3k)

So basically we are looking at

$13k flooring & carpet renew (including labour)
$5k doors material + $? internal G-block & external brick wall demolish
$2k painting DIY partially
$800 DA
Total $21k + internal & external wall demolish

Is there anything missing in the plan? Our house is at the rear of battle-axe block does it add some costs for the builder to get access? How could I organise to make all done within 3 weeks?

Thanks
Pinkman
