Previous sold price for 47 Miles Grove Seaford Victoria

Is anybody able to find out the previous selling price for an industrial property located at 47 Miles Grove Seaford Victoria for me please?

I am looking at it basically to use as a personal storage yard. I live in a house in the next suburb and it only has a single garage and desperately need space for a couple of trailers.

From an investment point of view I understand it may not be the best site but I would rather buy something cheap over paying rental for a couple of storage units on an on-going basis.

I also get the benefit of a large workshop so a man cave type situation for myself as well.

Trevor Mccann does not have any previous sold pricing on this property. All he could indicate was that it changed hands in mid 2014 and through my investigations may have been an inheritance.

These are really bad reasons to purchase a property. It tends to mean the property never gets properly tenanted and only costs you more money.

I've attached a Residex report on that address. There's no previous sales history for this property, which suggests the previous owner bought it new. It's unlikely you'll find what they paid for it anywhere.

The report also has a low confidence level in the price estimates, likely because there is no sales history, I'd suggest looking more closely at the data on pages 2-4 for more information, rather than just the front page.

I thank you so much for the attached report. I haven't looked at it yet but will go over it thoroughly this evening.

I agree as an investment it is a poor choice as it won't be rented out, my only other option is to rent a couple of storage units or a small factory which I see as dead money that I can never get back. Of course I could go and sell up where I am currently living and go and buy a house with a 4 car garage on 2/3rds of an acre etc in Mt Eliza or something like that but I will find it difficult to leave the waterfront position I currently enjoy.

I don't know of anything else relatively close to Patterson Lakes that I can find that allows me to have a similar amount of undercover and outdoor storage space for what the agent is indicating should sell for just over $300,000.

I have absolutely no way of putting a shed where I live. The front is a single driveway that goes to a carport and garage. I don't have vehicle access to the rear of the house either and all you will find at the rear of my house is an outdoor entertaining area, a tiny patch of artificial grass which flows onto a sandy beach and then water.

The purpose of the space that I seek is to store a couple of trailers and also have a large workshop for personal use.

It wont be tax deductible unfortunately.

I did look at those properties in Dandenong, yes the prices are cheap but the space is extremelytight.

The one in Seaford is absolutely huge compared to those little factorettes in small complexes located around Dandenong plus the one in Seaford is in the general area I live and socialise around. I can't think of the last time I ever went to Dandenong.

47 Miles Grove Seaford basically has a large block of land with a small factory/shed type building at the rear that would be at least double maybe even triple the size of those little 88m2 square factories in Dandenong, plus it has a front office building that has basically been used as a 3 bedroom home over the last 3 years which I believe is illegal for the zoning it is in so if I really wanted to I could rent that out to someone if I wasn't going to use it.
