Private sellers wanted!

Hi all

In my job as a BA, I get regular emails from private sellers wanting to know if I have a buyer for their property/dream home: from as far away as the US I've been approached with various listings. Most, however, are from Sydney and surrounds and I'm more than happy to know of such sales.

However, I'm fully aware that not every private seller knows of BA's and so I'm encouraging anyone on here that knows of or has a private sale to email me the details at [email protected] just in case we have a buyer who matches. It can be another great free advertising source, and though the odds are lower than advertising to the general public on a site like Domain, for example, it never hurts to maximise your chances of a sale.

At the moment I have buyers in Sydney looking to purchase in the upper and lower north shore, northern districts and northwest, as well as the western suburbs. Too many suburbs to list, but keep us in mind if you do have a private sale or know of one coming up.

There is another post on selling in Adelaide on the same subject. I completely agree with your view. Vendors have nothing to lose by testing out whether their property can be sold by a BA before listing with a selling agent.

A BA can give you an answer within a few days and if the property is not suitable then it can go through traditional selling means. If it IS sold to throught a BA the vendor will save sales agent fees.
 
competition is good but like other agents who dont have a listing a client wants they all check multi listings and often run that way.

how can you be any different, unique, attarctive and actually save people money and not just be another shark circling the edge of the beach like all the other vultures in r/e who get plenty of kickbacks under the table or over the table?

takes a mighty long time to drum up good listings in many price brackets.

i honestly cant see any real advantage to a buyer but im all ears as to what your spruking.

elaborate at your convenience if you dont mind so i can grasp what you are offering as something new in the market.

I think you'll find that buyers agents are useful to those people who are time poor or geographically inconvenienced.

If you have the time and ability to do the research yourself, you wouldn't need a buyers agent.
 
Hiya

I have many clients that have purchased property via the BA methods and are very happy with the outcomes.

The reasons for using a BA for these clients often are:

1. Lack of personal time to do the required research to specialise
2. Lack of confidence in negotiation, either face to face or at auction
3. Lack of geographical presence in the area where the client wants to buy
4. Lack of knowledge of silent or private listings
