Does anyone have any experience with a company called Property Buyers Network. Their claim is that that save a purchaser lots of money through the purchase negotiation process.

Most companies marketing investment property say the same thing. And most of
the time it is not true. I have seen some of their advertising and it seems
to be the same old thing. The best way is to get a property address and pay
an independent valuer to value it. That is the only way you will no whether
you are being sold a bargain or a pup.

I haven't used their services yet, but I have had an appointment with their sales consultant.

They don't sell property. They are not a marketer. They work only for the purchaser, in three areas. They take a brief from you as to the property you are after, and claim they will source this property below sworn valuation price. They provide a valuation, and will not allow you to purchase the property until your solicitor has Okayed the contract of sale, and you have obtained your own independent valuation in addition to theirs. They claim that all properties they source for their clients will be a lot below valuation.

They also provide a negotiation service. This is used when you have found your own property and done the best deal you can. They then use their professional property negotiators to try and do better for you. Also, they provide property investment education.

As I said, I haven't used their services, but have met with them. They seem totally different from any other marketer as they work for the purchaser, not the vendor.

I am the General Manager of Property Buyers Network in NSW.

I would like to respond to the question regarding our company and make a point or two regarding a previous posting.

I don't want this to be an advertisement !

However I don't want false or inaccurate opinions out in the market place about what we do.

WE ARE NOT INVESTMENT Property MARKETERS NOR OUR WE GENERAL REAL ESTATE AGENTS !!!

We do not list and sell specific investment properties

We do not receive a commission or fees from any developer or real estate agent or any entity at all.

We receive our fees direct from our clients.

We take a detailed brief from our clients and we then go and source and negotiate investment property for that client. The property may be new/old/OTP whatever is required by the "client".

We negotiate that property and deliver it back at between $15 0000 to $30 000 below sworn valuation.

We will not present any property to a client that is not $10 000 under sworn valuation.

Our clients pay us between 1% and 2% for our efforts depending on how much below sworn valuation we can achieve for them.

We pay for the valuation using any of our panel valuers who are all highly accredited and are on several bank panels.

We also encourage our clients to get another valuation done on their own behalf

We provide a client with a complete due diligence package on the property that includes

· Residex Report on the suburb with predicted capital growth and previous capital growth for that particular area.

· Valuation report on the property. (market valuation)

· 2 x Rental valuation from an independent local agent.

· Property Investment Analysis (PIA) on the property showing gearing and how much the property will cost etc

· Depreciation schedule to be carried out by a quantity surveyor.

· Property Assessment with a 1350 point check list

· Contract of Sale

· Summary of the contract of Sale to be prepared by a independent solicitor.

· Brochure package on the property with all features etc detailed within


In addition to the above we provide many negotiation services.

Also we have an intensive 2 day training course that teaches people

deposit bonds
insurances
property laws
property management
lease options
wraps
flipping

two days total investment $1000 per person or $1500 per couple

other organizations charge many $1000 more for this than we do.

SCHEDULE OF FEES


1. TRAINING PROGRAMS

a) One Day “Creating Wealth Through Property Investment”
Price Per Single $550.00 inc GST
Price Per Double $990.00 inc GST

b) One Day “Advanced Property Investment Strategies”
Price Per Single $770.00 inc GST
Price Per Double $1320.00 inc GST

c) Both Courses Combined
Price Per Single $1100.00 inc GST
Price Per Double $1650.00 inc GST


2. PROPERTY ACQUISITION

$1000.00 (inc GST), fully refundable fee upon signing, which is credited towards the overall fee as per Items 2 (a-d), if a property is purchased.

a) Off the Plan Property below Market Price 2.0% of Purchase Price + 10% GST

b) Established Property 2.0 % of Purchase Price +10% GST

c) Property Suitable for Renovation 2.5% of Purchase Price +10% GST

d) Lease Option Property 3.0% of Purchase Price +10% GST


5. BIDDING AT AUCTION SERVICE

a) To bid only $200.00 + 10% GST

b) If property purchased by bidder at Auction $500.00 +10% GST


6. PROPERTY EVALUATION SERVICE

a) Off the Plan Properties $350.00 inc GST

b) Established Properties $450.00 inc GST

For a year or so I worked as an independent property consultant (buyer's agent) here in Melbourne (hence the email tag). As a Licensed Estate Agent who has done the hard yards I get a bit miffed when non-licensed people set themselves up in the property industry, and in Victoria, at least, it is a legal requirement to be State licensed to perform any professional (or even unpaid) property actions on behalf of another person or party, with the exception of managing bodies corporate.

Now please understand, I am not familiar with the law in NSW, but by your comment I take your meaning to be that you are in fact bona fide licensed estate agents, but not acting in an ordinary way ie ordinarily estate agents are engaged to represent the owner of a property whether as vendor or landlord, but that you act as buyer's agents.

In other words, there is a principal licence holder who is registered with the relevant state department, and all your representatives comply with relevant legislation and are registered under that licence. In Victoria, anyone can ring Corporate Affairs to check the registration of an agent, just as anyone can check the ASIC website for registration of financial advisers and others who are required to be licensed dealers. Is this validation available in NSW and other states as well?

Mark, good luck with your venture. I hope that you are able to satisfy your claims regarding price v valuation, because, as any investor can tell you, that's a tough call.

I have spoken to someone who attended one of their functions / presentations / seminars or whatever and it was presented by John McKenney, he of previous posts in this Forum.
Outside of that, I know very little about them, but I would be fascinated to hear of anyone's experience with them, especially any 'satisfied customers' out there with first hand knowledge.
And is there also anyone out there who has actually ever used the services of a 'professional property negotiator'? What happens? Do they make people 'offers they can't refuse', or what? I think that if I had agreed a deal with someone, and a complete stranger came to me and tried to haggle / hassle me on the price, I might politely tell them to go forth and multiply.

I have used a 3rd Party (Property Negotiator) to purchase or negotiate on my behalf.

He is managing my property in Sydney. Essentially, the advantage is a third party can operate completely free of emotion.

The most valuable point to this is they will tell you when to 'sit down' 'back off' or 'shut your mouth'. I most certainly would have paid the extra $5000 - $15,000 per property needed to close a deal in my earlier days to get the property because I wanted to buy that one. I bought them anyway, but at a better price.

He also stopped me paying a high price for a house at Auction - which was a little over my limit at the time. I would have actually done well had I purchased that house but used the money wisely elsewhere so have no regrets.

I would highly recommend using a 3rd party to assist in negotiation if are new to the game.

Those who don't need this kind of help already know who they are. If you don't, then you would probably benefit.

Oh ....and my agent didn't charge me anything but he has all my managements.

SHIT... You guys must be real estate wizards! I do a small area on the gold
coast and even I cannot get properties for $15 to $30K under valuation.

Q. How do you guys get a valuer to value a property ABOVE the contract
price?



When i did property valuation at uni, I wasn't taught how to do it.

I am aware of Property Buyers Network and I have met with them in there offices in North Sydney.

Yes they are licensed....either that or their wall is full of DFT fakes LOL

Their value proposition is to negotiate a property below "sworn valuation"

Nothing to do with valuations being carried out above contract price.....pretty stupid statement from someone who claims to be a valuer.

I have also attended their 2 day course and it was awesome.

I am continually amused at how many forum "posters" post half baked opinions....get on the phone or go and see them and you be the judge based on the facts not on what you think sounds "smart" in
forum.

Some of the earlier posts noted that it is s different approach...and from what I have seen it is.

Property Buyers Network is currently negotiating for me and 2 of my friends and so far they are going very well and are very professional.

I'm not going to argue.

I just hate it when people state... "I'm going to save and/or get you

And i'm NOT a licensed real estate valuer. I did a postgrad property
valuation degree... that's all. (Just theory and commercial stuff.)

Opinions? Well every well has the right to view their opionion.

I main reason i reply is that a lot of property marketeers are now jumping
on the buyer agent bandwagon. SHIT... I went to a seminar last month and the
guy was pushing his "independent service" (when in reality he was a former
two-tier marketeer.)

Great... Tell us how it goes. I'd love to find a few other REAL buyer agents
in Australia... We're a very rare breed.
