Property investing for Dummies - according to Somersoft

There’s a constant stream of new investors coming on to the forum who seem to ask variations on a few questions.

Thought I’d put together a list of posts that answer the questions they ask, as well as a few general comments.

Don’t rush. The market will always be there. The deal of the decade comes along once a week.

If you feel daunted by your lack of knowledge, don’t feel that you have to go with xyz financial group to hold your hand. If you feel that is the way you want to go, at least get a good idea of what the basics behind property investing are first. If you have a reasonable knowledge , you will quickly be able to tell if xyz company are above board or a bunch of sharks preying on uninformed “investors”

There is no correct way to invest in property, just different ways.

Here are a series of links that cover various aspects of property investing with an emphasis on basic issues.

This one is a thread that has been linked to many times since it was written in the early days of the forum some three years ago

Cash bonds / living off capital. You will see the term Cash bonds and the name Steve Navra mentioned with reasonable frequency.

With the first one don’t be deceived by the title. It’s one you need to take a bit of time to digest

There are many more posts I could have included, and please post other ones if you think they are worth while.

I’m hoping to keep this a thread to post links on rather than become another thread so it can be used as an ongoing " reference post".

For people who are new to the forum, in the individual “sub forums “ eg Where to buy , if you click on Ratings , Posts , Views, that will re rank the threads according to that category . That is a way to bring up posts that have generated interest / activity on the forum.

BTW There is a search function on the forum

This is a great thread and you have obviously put some work into it. Thank you for your consideration in collating info that is time consuming for newbies to find. I'm sure the info will be put to good use.

This is a great post, thanks for taking the time to compile this.

What's the best way to save this link? Is there a function on the forum that allows me to save my favourite posts for quick reference? I can't find one.

If I simply save the URL will it always be retrievable? Not sure if any archiving takes place eventually.

Thanks

Great effort!

Thanks for creating this "index"! I've only been through some of them, but I'm looking forward to reading the rest...while my wife hogs my Peter Spann book.

Denied access to the above links???

Hi all,
I am relatively new to this site and was excited to find that there are many links posted for the novice to learn much on the subject matter.
However when i clicked on the link i received the following message.

"you do not have permission to access this page. This could be due to one of several reasons:

Your user account may not have sufficient privileges to access this page. Are you trying to edit someone else's post, access administrative features or some other privileged system?
If you are trying to post, the administrator may have disabled your account, or it may be awaiting activation."

Could someone please enlighten me on what i need to do to be able to access the wealth of information available on the links.

Regards
JCM

I checked on L Bernham who was expecting a free fall back in 2005.
His last post was on 07-11-2005 but according to the system his last activity was on 25-12-2013 04:59 PM
I'm not trying to pick on L Bernham. Just wondering if the system is reporting correctly.

Also the first link requires some sort of 'special access'. Apparently I don't have permission to access this page.

That first thread was trashed. There was a lot on it about a specific property investment group. I suspect that at the time it was felt that there were problems about mentioning a specific company. Sometimes a company mentioned negatively asks us to remove posts.

We tend to delete bad threads in a different way now, so that the fact that it's actually been deleted is more apparent.

Add thread as a sticky??

Hi everyone

This post contains some great info. Would it be possible to add as a sticky in one of the forums to keep it on the first page?? :)

I saw Sim's post above about 'stickying' this thread, although since this thread doesn't start with "Sticky:....", I thought that the sticky had dropped off, allowing it to move down the list over time.
