Just want to check with you guys if these PM fees look okay?

This is through my local Ray White.

Admin fee
$6.60 per disbursement
$2.20 electronic

Management Fee - 3.85% of rent collected
Rent Collection Fee - 5.5% of money collected
Water Collection Fee - 5.5% of money collected

Inspection fee - $75.00

Professional Signage Internet Listing - $165.00

Lease Renewal Fee - 50% of 1 weeks rent

Valuation attendance
$55.00 each

A Special Payment Fee
This is when a landlord requests a special deposit outside the mid or end of month banking deposits.
$11.00 per additional transfer

Additional Quotes (over the amount of 2 quotes)
This is for extra property attendance to provide access.
$33.00 per extra quote

Travel/Out of Pocket Expenses
This is for travel involved to get key cuts, car parking costs.

There is plenty of negotiating to be done I would think

all the below could go and the management fees to 7.5%

Questions

Hi All,
My first post and am a total beginner in PI. So - just trying to get my head around costs, etc and found this thread very helpful/informative.
I have questions though. Do the following highlighted fees all get taken from the total rent - in this case 9.35% of total rent and 5.5% of water payments?
Management Fee - 3.85% of rent collected
Rent Collection Fee - 5.5% of money collected
Water Collection Fee - 5.5% of money collected

Is there somewhere we can get a realistic view of the total expenses required for investing - we're pretty much a single income family so will need to be clear for securities sake.
