Property manager making late payments and incurring fines

Almost all Body Corporate/Strata levies are paid by property managers by Cheque, so it is possible that a cheque goes missing every now and then between your PM's receptionist and the central banking point for the Strata Manager.

I would recommend paying bills yourself. The Property Manager is at the mercy of the stars aligning, when they receive a $1600 levy notice, that the due date falls somewhere in between your tenants paying two fortnights rent on-time within the same billing cycle, but before one of the bi-monthly disbursement to Owners.

The other option is permanently withholding a buffer for each Owner, but in my experience most Owners would rather have the money earning them interest.

Most bills can be paid within a fortnight's rent; water rates, council rates, insurance, smoke alarms, etc.

Strata levies are often much larger, and with only 30 days notice can be difficult to get through in time - better to just pay them yourself.
