public trustee is the vendor?

Went and looked at house on the weekend where the agent informed me that the public trustee was the vendor, how would this affect your ability to negotiate the purchase price?
The house was overpriced and had a multitude of structural issues so I wont be purchasing, just curious about dealing with the public trustee.

Public trustee means they are keen to sell. The way to win them is to sign a s66W and waive cooling off.
