Q's Propery Management Holland Park West

Hi all, I'm helping out a friend in Brisbane and was wondering if anyone familar with this suburb would know:
1) Would it be better to rent a 3 bed house in this suburb as semi -furnished/unfurnished. very close to bus station, busy road, average house
2) If there is any property managers that specialise in renting by the room to students
3) I know hard-wired smoke alarms are compulsory, Is there anything else that is compulsary?

1. Unfurnished, IMHO.

2. Can't help you there.

3. Hard-wired smoke alarms are not compulsory in established homes - they are only compulsory in new dwellings. It is perfectly legal to install battery-operated smoke alarms in older homes/units. Safety switches are compulsory in all homes - if the property your friend is purchasing does not already have one fitted, this will need to be done within 90 days of purchase.

My advice would be similar to Lynn

1)Definately unfurnished for a standard dwelling.
For short term students then partly furnished but sensible furnishings.
Whilst you can claim the Depreciation on the furniture it is not much good
in claiming it if it gets removed or stolen by the tenant.

2) I have several Boarding / student style houses that i manage one for a very large property investor. You will tend to get charged a slightly higher Management rate for multiple occupants due to the increased management.

Thanks for your reply Tania. We've convinced her the furniture has to go! It's currently a PPOR which will be a rental as she's moving interstate.
 
I'm still trying to help out my QLDer friend and need some help with the contract she has signed.

On the day before she moved to Perth, the Property Manager told her that she had lost the contract. She brought in the original contract and the PM brought it back with pages missing and rephotocopied. 4/10 pages now do not have initials down the bottom. Especially ominous - Page 4/10 which states - "When performing this service, the agent must compy with the code of conuct for real estate agents or restricted letting agents as set out in the Prioperty Agents and Motor Dealers (Real Estate Agency Practice Code of Conduct) Regulation 2001 or Restricted Letting Agency Practice Code of Conduct."

This page is now blank.

Can anyone tell me the implications of this?
