Quick question on floor space ratio

Hi all

I just want to check I understand how this works (I guess it may be different from council to council), Newcastle if that is relevant.

Contemplating a small (200sqm) block and putting 2 terrace style townhouses on it. This would be my first development.

The FSR for the block is .75. So I think that means:
- maximum of 150sqm for the 2
- my understanding is that storage / hallways / garages / balconies are not included in the FSR calculation
- therefore it's really only including things like bedrooms, bathrooms, kitchen, living areas, laundry

Am I on the right track?

My vision is 2 x 2, 2, 1, probably upside down - as in bedrooms on the ground floor, living area on the middle floor & roof top terrace.
