Real life example of reconfigured block and how it changes UCV?

I would love to hear real figures for what happens to UCV when a block is split and a new block created.

Eg. our double blocks in Coorparoo have UCVs of $540K and $560K. Both blocks 900sqm.

If we reconfigure two into three and end up with two 400sqm blocks and a 1000sqm block in the middle, what sort of value will the two much smaller blocks be assigned, and what about the 1000sqm newly created block in the middle.

I'm trying to find someone who has done this to give me an idea of how realistic the new UCVs will be.

I'm guessing the 1000sqm one will be likely assigned something like $600K seeing that it is slightly larger than the one that is now $560K.

I'm also guessing the two 400sqm blocks will likely be assigned something similar to a similar block in the surrounding street/s of that size.

There is a 352sqm block for sale, asking over $450K nearby with UCV (before recent increase) of $295K.

But I'd love to hear a real life example of before and after UCV values if possible.
