Wow, Thanks Mike - I've had to print this out, re-read and really study it!!

I've managed to find a good Banker, one that was willing to extend himself. I'm now looking hard at properties which can also act as an investment, ie. rentable. This way I can move in and then move out and keep it earning me income. I'm trying to stay ahead by looking at those which are not up for auction for a few weeks. This gives me some time to get organised as I'm finding that some are sold before auction. I need a good agent who will assist in the looking as it just takes up so much time.

I really appreciate your help and I will look into your suggestion further.

Thanks Peter,

Yes I'm also happy to move into something smaller just to get the foot in the door. Am looking at units as well which can become investments, that is, good as renters.

I'm also prepared to pay Mortgage Insurance just to get the loan and borrow up to 95%. I've found a good banker, I'm now seeking the right property, which is taking up all my weekends and as you said, finding a good deal is the hard part.

Glad you and your wife have managed to do well.
