Recommendations for Gas hot water system for an apartment

gas turns off easy
water turns off easy
rod changes easy
water turns on easy
gas: either pilot light or piezo ignition, turn on easy

You dont need to drain the tank
o-ring is much much better than teflon, even in the video, there is no teflon on the threads coming out
If you must use teflon, put it all at the top end, and leave most of the thread uncovered
the valve on top, with the red button, is where you turn the gas on/off and relight it,
His anode rod, wasnt nearly dead yet
pretty good video, to show just how easy it is

even on youtube, its less than 10 minutes to do, easy peasy

Haha
As an analogy, i owned a car once that was more than 10 years old.
Every few months something or other broke down.
I reckon cars start to fall apart after....70kms.....
A friend's car was like that too - he had changed every part in it except the shell...
Might be the same with hws
I am about to find out!

Hi everyone.
Just wanted to let you know I will wait until my current tenant leaves, then book a tradie in to replace that anode.
Unless the current tenant stays more than a year or 2.
It's just easier doing repairs when the property is empty.
Besides, I have alot of strata repair headaches to deal with right now.
I'll be sure to post back on this thread when I deal with my HWS.
Thank you all for your valuable advice to date.
