rental return for ipswich?

Hi there everybody I am thinking of purchasing a property as an investment in the western corrider of brisbane as I see this as a really good growth area especially in the long run after all the infrastructure work has completed. My question is what rental return would you expect to get in the area of ipswich? Other areas that interest me in that area is riverview, oxley and goodna just off the top of my head, Anyone with knowledge of rental return for a 3 bedroom house on average sized block.
 
I have a 3 bedroom house in North Ipswich which rents for $240/wk.
Nothing flash, weatherboard, needs inside and outside paint, and could use a bathroom reno.
 
Have you done a search on realestate.com.au and seen what properties are for rent and for how much.

It is really dependant on what area your looking at, some areas are better than others.
 
I have lived in the area my whole life, and think it is a great area.
Close to Brisbane (will feel alot closer when the Ipswich motorway is fixed) and Gold Coast, and has plenty of new development (Riverlink shopping centre, aspire apartments, new 5 star hotel etc).
Still some houses available under $250,000 if you look for them.
