Rental Vacancy and Rental Yield

Hi Landlords

What do you think about rental vacancy with your property investments.

It seemed that there are more vacancies in the sydney suburban then a couple of years ago.

I wonder if you have any issue to fill your property with tenants without reducing rent below market yield.

Most of my IPs are in the Canberra area.

The vacancy rate has increased a little due to a lot of off the plan properties coming on line. I recently had to rent out a couple of properties - one of them was snapped up quickly and actually rented for more than the advertised price. It was a detached house in an established suburb.

The second property took three weeks and two rent drops before suitable tenants could be found. It was a townhouse in a newer area. This was the longest vacancy we've had for this property - and in hindsight, wasn't that long.
