Renting Inner City Ground Level Units?

This is a question I will run past a few property managers as well but I was wondering what are the views of the gang here in relation to difficulties in renting ground level apartments in inner city areas. I have heard that some tennants refuse to rent these because burglars are more apt to target them. However some investors prefer these units because there can sometimes be a more obvious land component eh courtyard.

I have found that tenants love the courtyards that come with ground floor apartments. They offer privacy and extra living space that does not come with elevated properties.

The extra space provided by a courtyard as opposed to a balcony is good. However watch out if there are 15 stories of balconies above as there will be a continual rain of cigarette butts from smokers that smoke on the balconies. A canopy may be in order.

When I was single and renting on my own, I would never rent a ground floor flat (security considerations). So, it would depend entirely on the potential tenant.

I have to agree with Gail here, I wouldn't even look at a ground floor when I was renting.

And being a property manager, I used to dread having a ground floor unit being vacant, my experience is that they are a little more difficult to rent out simply because of the security.

Thanks for the responses,

I must admit that after renting/living in apartments for many years now I would never live in anthing before the 2nd level. I love living in lifestyle areas close to the city but have found that crime is usually much higher and ground floor units seem to get burgled far more often compared to the upper level units because they are considered a much easier target. But that is my personal view but backed up by some previous investigations a far while ago.
