Residental IP in area zoned 3(b) General Business

Hi there,
need some help please.
I am new to property investment, did a lot of research and now found a suitable area and property.
The IP is located in an area zoned 3(B) General business and it is located close to railway tracks. There are other residential properties, but also petrol station, car repears, factory silo's etc
The Rental yield is high as the demand went up over the last few month. However I am not sure if the industrial surroundings and closeness to railway tracks will cause a problem in the long run?
