Return of the Local shop

The new city plan is really pushing the provision of local businesses, it is part of their goals to reduce distances to places of employment and services from homes. The 3 main codes are below.

Small Non-Residential Use Code
Brisbane’s new City Plan 2012 has introduced a small scale non-residential uses code.

This allows for offices/ shops etc in residential areas on district or suburban roads. There is potential for a myriad of uses with up to 250m2 of gross floor area allowed.

This code is far more flexible than the existing home business code and is really designed to bring employment, services and business to local areas. Although residential components are allowed, there is no requirement for the business owner/manager to reside on the premises.

It is a very well balanced proposition that addresses the amenity of neighbouring residential uses, while allowing for a variety of commercial options and presents some exciting opportunities.

Active Frontage in Residential Zones Overlay Code
This code promotes the use of built to boundary, glass fronted non-residential uses in designated areas within Residential zones, often near a train station or other high pedestrian facility. This code is really aimed at the ground floor of multiple dwellings.

Where a non-residential use is not proposed in a new building in these areas, the development application will have to highlight how the structure can incorporate these types of uses at a later date. They are also pushing for ground floor celling heights of 4-4.5m, awnings over a 5m wide footpath and lots of glass.

Commercial Character Buildings
Although a similar code existed in the previous CityPlan., this code has been altered so it contains many similarities to the above 2 codes, eg 250m2 GFA

There is a café/coffee shop right in front of the North Brighton train station in Melbourne. I expect that would be a neat little money earner.
