Rewarding good tenants

For filling contractual obligations I do not reward but if a tenant is providing something out of way then I do. For example the tenant in WA is providing two sinks to be replaced as she was given them from a friend, that saves me the material cost, I will just pay for labour, so in this case the tenant offered the materials so I only wish to reciprocate back the good gesture.
Also, I may use a marketing strategy to provide a welcome gift to a tenant that would rent my place quickly, wether it works I don't know but the place was rented before any other inspections, rent paid 3 months ahead to secure the place, so unsure but I was happy with the outcome!
Thus for me it depends upon the circumstances!
