Ripple effect suburbs in Brisbane? (for house reno?)

Which suburbs in Brisbane would be good targets for a house renovation from the point of view of being in one of these "ripple effect areas"?

Background:

So my interpretation of this would be areas that are the next suburbs out from now more expensive sort after areas. So in the ripple effect areas you would see older/tired houses, but at the same time around them new renovated houses being done.

Anyway thats my understanding, but love to hear any tips from those who are already experienced in picking good areas to concentrate on in Brisbane for renos.

Suburbs close to new infrastructure such as the Airport Link M7 shouldn't go wrong. You may have missed the boat for substantial gains but still opportunitues in suburbs such as Nundah, Kedron, Lutwyche, Chermside, Aspley and Geebung.
