Risk management in IP

I have read a lot of experienced investors talking about risk management and how important it is, etc, but I couldn't find much information in the forum. I would like to know what kind of risks are there for a residential property investor with buy and hold, or buy-renovate-hold focus. What are the strategies veteran investors have employed?

Here are some I could think of
- interest rate risk
- finance risk
- market risk
- job loss
- illness
- vacancy
- damage to property
- litigation

Strategies I am aware of so far include:
- Fixing rate fully or partially
- Buying in high demand areas
- Insurances
- Buffer in offset and LOC
- Reducing LVR
- Buying under asset protection strategies
- Buying below or at market price at max

Anything else? Thanks.
