Roof repairer south side Brisbane?

We have had a call from tenants in an IP saying some water has leaked through the ceiling into the glass walled transition area where the tile roof original house is joined to the almost flat roofed two story extension.

Does anybody have a name of someone local to Coorparoo who can simply quote on the actual bit that has leaked (seems like the box gutter) without wanting to fleece us.

I called a local roof repairer and asked him to quote to repair the leak.

Perhaps this is one of those cases where he may think we have wasted his time quoting :rolleyes:... but the quote is for $7,200 plus a suggested extra $2,300 to replace all gutters to new.

The quote is waaaaaaay over the top and includes -

· Install hand rail for OHS. · Replacement of box gutter between the junction of terracotta roof to tin. I believe this is where the leak is coming in from and altering the box guttering in such a way will take more flow, thus stopping the overflow. · Replace broken tiles. · Re-bed ridge-caps where required · Re-point all ridge-caps using a flexible pointer. · Install Waka-flex lead free flashing over existing lead chimney flashings. · Replace valley irons with new colourbond valleys · Install Valley seal in valleys. · Mould wash to entire terracotta roof · Hi-Pressure clean wash using Roo Roofing specialised equipment to all terracotta tiles. · Clear Coat finish using Tera-glaze to all terracotta tiles. · Remove handrail and all waste from site in accordance with OHS. · 7 year warrantee on all works.

We want to stop the water coming in in one tiny area of the total. I understand that perhaps there might be issues with the roof on the old part of the IP that is terracotta, (as "broken tiles" are mentioned) but is it "normal" for someone to ask for a quote to fix a little leak, and get a quote to do this scope of work. The house is clearly no "shack" and I believe the quoter has thought "there is money here - let's see how much work we can get".

And if we don't go ahead, it is entirely possible that he will whine on an internet forum that we have wasted his time getting the quote and not going ahead :rolleyes:.

Would like not to waste any more time or effort and just want the leak fixed, not a whole roof refurbished.
 
I haven't had any leads to a good roof repairer but when it started raining again tonight I emailed the repair chap and explained that he was the only person I have called for a quote, I am not a tyre kicker getting half a dozen quotes, and that we had good reason not to want to spend nearly $10K right now on that particular roof, but just wanted the leak fixed.

He has come back to me with a price to fix the box gutter for $1875.

It is an eight feet wide section of almost flat roof that joins into a section of tile roof. I will try to attach a photo, but cannot seem to upload photos anymore.

This section of house is two stories high, so I assume the OHS handrail cost is included.

Wylie, it is illegal for a roof plumber to work on a roof without the correct OHS aids, and on a two storey house rails would be essential, probably also a safety harness. If the repairer is caught not using these he is subject to heavy fines. I should imagine erecting the handrails is not cheap.

Rather than trying roof repairers, if it's the box gutter, you might have more luck trying plumbers.

Might be able to accessed by travel tower or boom lift for the safety requirements, bit hard to tell without pics. :)
 
Definitely will call our plumber and see if he is interested or knows someone.

And we have no issue with needing railings for OHS. The only reason I raised this aspect was to see if the quote sounded high, low or about right assuming that part of the quote would be the railings, which I imagine would take longer to set up than the actual job :).

I just wish I could upload photos because the job looks small. It literally is only about eight feet wide this little "bridge" section between two roofs.
 
We have used and recommended a "1 man band" roofer.

We had a quote of around $7000 to do ridge capping, replace lots of broken tiles, replaced all of the gutters and downpipes and seal and respray whole roof a different colour. Kevin did the whole lit for just under $4000. He did a fantastic job. Without the gutters and downpipes I think the roof alone was about half the total cost.

He works alone, and is a little slow but he does a great job.

I referred him to a friend who also saved thousands on their original quote. They then had their neighbour use him. 3 very happy customers. I found him in the local free paper with a tiny add.

His name is Kevin Cosser (not sure of the spelling). If you are still interested in a quote from someone reliable I will dig up his details.
 
Thank you for that lead. I have arranged for our regular plumber to take a look. He reckons it is something he can do, but will let me know.

But with a couple of tile roofs that we look after, I would love to get the number of your chap. I googled and tried white pages but cannot find him, so a phone number would be great if you can dig it up.

If we can get the plumber to simply fix this leak for now, we can do what else is needed down the track. If the plumber isn't able to fix, I will most certainly call your chap, so I would really like it, when you get time to look for it.
(Even if we don't need him for this job, I would like to tuck it away in my contact book.)

The majority of the time it is possible to fix these leaks for $110 and last from 6months to 6 years. Finding guys that specialize in just fixing leaks is the hard bit. Most roofers don't have the experience and know how; plumbers and builders have a habit of making a mess.

Thanks Shell. I was only following this up last night as tenants move out today. I called our plumber and he had forgotten to take a look so he meets us there today and if he cannot do it, I'll call your chap.

I'll keep his number in my little black book because if we just fix the actual leak right now, I would call him in the future for restoration. I'm not prepared to pay $10K for it if I can get a quality job for less.

We look after a couple of tiled roof houses and I know we don't have a contact for a roofer.

Just updating this thread. Kevin is doing the repair this week. He said this box gutter was never installed correctly and is too small. His quote to fix is just under $700.

Actually, I can probably tell you exactly when it will rain. The minute we book in a driveway job we have been waiting to have done for a while. We are waiting for a property to change from one name to another before doing the driveway. I know as soon as we lock it in, the rain will start.

Funny you mention driveway. I had a new driveway, lots of concreting and drainage done last year. I can highly recommend a tradie for this too if you need a referral.
