Tools, there's no reason why your offer cannot have conditions attached. If it's up against unconditional offers though, the vendors may choose to look at one of those instead (unless your price is higher).
The offer is all about terms and price... and everything is negotiable.

Thanks James.As it turns out, it was supposed to be sale by 6pm 28 August, but we received a call today to say it was now sale by 6pm today! That was in the first week of the sale campaign,and after only one OFI. We hadn't completed our DD, so it is on to the next opportunity we go.
