Scoresby, Seaford, Ringwood or western suburb in melbourne ??

Hi Everyone,
I am new to this forum. This is my first post.
I am thinking to buy my first IP in Melbourne. But not able to decide the area.
Can you please suggest some good areas for capital growth in next 5 to 8 years ?

I am closely watching following suburbs:

Scoresby, Seaford, Ringwood, Berwick in melbourne.

How about western suburbs?

I am looking at investing appr $300K to $400K..
I need help in deciding the suburb..

Very limited cap growth, if any, over the next few years. if you're after growth in melb, you're too late.
There may be opportunities elsewhere though.
