Screening tenants?

Does anyone know the best way to screen tenants?

I have a property manager, but should she be doing a credit check as well as the normal real estate checks?

Since buying my first ip last year, both lots of tenants have gone into arrears and my current tenants refuse to talk to my property manager about it. They're supposed to be moving out on 26/6, thank goodness.

One idea I quite like is to contact the landlord prior to the current one. The current landlord might say anything to get them out, but the previous one no longer has an interest in the matter and might be more honest.
