It's simply amazing to me that all of a sudden folks in Sydney are getting unsolicited knocks on the door from perspective buyers....where were they back in say; 2004?
 
Does this comment on the ad suggest anything about the Sydney market?

I thought that was always a problem around here? A day after my nan died and we were at her house at Merrylands someone knocked at the door asking if we wanted to sell. And when the house we were renting was re-advertised we had people lob up at all hours peering into our windows and asking if we minded that they come in for a look.

Wow that is bad. Never knew! I'd never rock up like that!

I dug these up on my PC.... thought it would be a nice to look back in history to see how much prices have moved.

Mar 2010 - $865,000 median, 78% clearance rate
Apr 2010 - $713,750 median, 73% clearance rate
May 2010 - $711,000 median, 62% clearance rate
July 2010 - $773,250 median, 64% clearance rate
Aug 2010 - $686,000 median, 66% clearance rate
Oct 2010 - $767,500 median, 60% clearance rate

I have a home made product to
1. download all Syd, Mel, Bri & Ade auction results from domain
2. time stamp them and move them to respective folders
by just double clicking a batch file.


I have attached the zip file with folder structure intact.
Here are steps.
1. Unzip to a folder
2. Double click on 'runWget.bat'

Enjoy the magic :)

I got year 2007 & 2008 data but got lazy and didn't bother clicking that file :)

Maybe it would be easier if we simply use the windows scheduler to run it on every say Wednesday.

Just looked at the windows task scheduler. It is easy to set-up.
Here are steps to create a basic task.
1. Click start and type 'Task' - System should bring up 'Task Scheduler'
2. In the Actions Pane, click Create Basic Task .
3. Follow the instructions in the Create Basic Task Wizard.

Screen shot is attached.

I set this to run on Wednesdays. It should automatically download auction results pdfs.

Guess my house value has increased by more than 100% since I bought it in 2012.
 
Just heard from a friend of mine whose co-owned place in western Sydney was listed online today with offers from $599k.

Unconditional offer of $680k as soon as it hit the market.

Accepted.
