Self managers - where do you advertise for tenants?

Gumtree seems popular for self managed IPs. What other avenues do you use to advertise your IP for new tenants?
 
GT, Domain, newspaper, local notice boards, word of mouth.

Start with GT and if no bites, then onto Domain and paper.

Last tenant came about as result of no advertising at all.

They were buying some furniture from existing, but leaving, tenant and enquired as to being the next possible prospect.

Gave us the best application ever, so straight in the day after prev tenant left.:)
 
You can advertise on realestate.com.au through Eezirent. Though you can not advertise on realestate.com.au unless you are a licensed real estate agent the woman who runs Eezirent is a licensed agent so you do it through her. All calls and emails are sent to her but she automatically sends them through to you the landlord. It works so efficiently and costs $100 total for as long as it takes to rent. I use a combination of realestate.com , Gumtree and in some cases local community newspaper. I use all at once to give max coverage.

There are a number of companies that allow you to post on realestate.com, (Landlords Choice, Rental Place, Ezirent? and others), however, there seems to be an issue that in WA you must hold a RE ticket to allow you to advertise directly. So these companies "host" your ad, but list their RE Agency as the advertiser and then forward the enquiries to you via SMS or email.

The hosting companies are good and costs vary from about $60 to $199, but you can't directly edit/amend the ad yourself so you have to send emails back and forth went you want changes made.

They have tack on services which allow you to do tenant checks.

Surprisingly, my last two tenants have come thru the Gumtree ads and both have been great ..........................so far:)
 
We always use Gumtree, and we do also have our own website (Perth Furnished Rentals). We've tried using the West Australian and community newspapers in the past but we never got much interest from print media, let alone actual tenants paying actual rent.

Because of the nature of our rentals (fully furnished) we do tend to get a reasonable amount of enquiries where we've been recommended by previous tenants. This happens particularly if tenants have moved to WA from interstate or overseas, and then family and/or friends follow them. You can't buy that kind of publicity :D
 
Place a sign outside the property "for lease" and your contact number as agents do. Prospective tenants cruise suburban areas to assess them.

You could list with a local agent just to locate and vet and signup a tenant then manage yourself too.
