selling with tenant - what things to be aware off

hi
about to sign up a R/E to sell an investment place with tenant in Vic.

What costs are fair for:
- advertising
- R/E fees
- other fees?

Also, what do i need to be aware of when signing a contract with the R/E?

- is it a standard REIV form?
- things to make sure are / aren't on the contract?
- rent will go from 12month to monthly around the time of settlement
