Should I cut my losses or hold on?

No it's definately managed!
I've had a pretty good application from a prospective tennant. But even still, they will prob only stick around for 6-12 months til they can't handle the neighbours anymore.
Was thinking about spending Aprox 2k on landscaping including laying pavers to improve presentation for selling. Is this too much do you think?

We had a similar problem in Moree going back a few years. We sold it for what it cost us plus costs. Sleep much better now as I don't have the emotional drain attached to the joint. Chalk one up for experience.
