Signed up PM but found my own tenant

Hi
This afternoon I signed up with a property manager to find a tenant for a unit in Gladesville. Tonight I had a phone call from a friend of the previous (great long term) tenant who wants to rent the unit.

What obligations, besides the 30 notice given by either party to terminate the standard tenancy agreement, do I have to the PM? Should I expect to pay her one week's rent and call it quits? Is this too generous seeing as very little will have been done before close of business today?

I'd be grateful for any suggestions.

Something little known is that a Management Agency Agreement when a property is vacant is not really enforceable, thus, you are able to just tell your property manager that the property is leased, thank you for your efforts, may I have my keys back.

I had no problem from the property manager when I told her I'd found a tenant and it was great to know in advance where I stood legally.
