I understand that there are things you want to achieve, what terry and scott and others are trying to do is help you ask the kinds of questions you need to learn to ask so you can achieve good outcomes in real estate. Smsf is an area with a particularly strict set of legislation. You probably need to read some of the threads on smsf and then go and read the legislation so you get a feel for what you can and cannot do with a Lrba inside a smsf. Owner build is another area with its own law and both of these have specific lending issues too.
People here are generally quite positive and I am all for trying to find ways to fast track success but combining smsf with another non smsf investor who happens to want to live in the property and who wants to owner build is probably not going to fit the various legislation as far as I know. By all means read them all, find a way, and let us know.
