Soldiers Hill - Ballarat Region

Hi All,

I bought a investment property in Soldiers Hill 2 and a bit years ago.
I bought it in the mid 200s and believe it is now sitting around 300k after a couple of cosmetic changes and capital growth.

I was hoping i could get a few opinions about the area?

Seems to be moving nicely, does anyone else hold in the area?

More getting an idea of where others feel the area is heading.

My property is around 1km from the station, in a nice quite street.
In my opinion its a good long term hold and will only get bigger. 1km will seem quite close to the station and city center.

Just curious what others thinks.

Aww no issue, its always good to know what you want our of something :)

Being close to a station is a good thing but there are other factors to consider:
1) Employment - is the area rising or declining in terms of employment rate?
2) Infrastructure: Is the area developing any further infrastructure
3) Are people moving into the area or moving out of the area?

What has your experience been in the time you have held the IP? What yield are you receiving? Vacancy? Is it a high maintenance property? Did you have to renovate to attract a higher rent, more prospective tenants?
What evidence do you have that it is a good long-term buy and hold?
