Solicitor in Brisbane - Logan City area

Hi - am looking at the Logan area for my next purchase and wondering if someone can recommend a good solicitor / conveyancer they have used there.

I recently used Andrew Wheldon based on recommendations here for a purchase in Underwood, QLD and would not recommend him. Some of the issues I had were:

- Not booking in settlement with the bank until I personally followed up a few days before settlement was to occur.

- Initial fee quoted was different to what was charged. The fee was adjusted back to what was quoted when I raised the matter however I never got an apology for charging me the wrong amount but was simply told that Andrew had decided to lower his fee for me.

- Very slow to get responses via email and usually did not get a call back from Andrew when I left messages at the office.

To be fair, you get what you pay for.

I pay $800 for conveyancing + B n P report in NSW, and the guy is exactly like Andrew (based on comments on forum).

My guy test my patience some time, but get jobs done accurately. so even though i don't like his not getting back to me, or not booking settlement or not telling me chaques details till last minutes, i continue to use him.


I have done 2 transaction with him and now know that some how he prefers Friday for settlement day, so i just go with flow..

some ppl here pay anywhere between $1500-$2000, so i am happy to pay $900.

The difference in fees was $100. The least I would have expected was an apology if it were a mistake.

I am sure there are many ways to look at it to be fair to Andrew however in my opinion I would not recommend him to anyone based on my experience.
 
I will recommend my own Solicitor being Leonie Dixon at CSM in Beenleigh.

Leonie has personally acted for me on over 200 transactions over the last 15 years and same again for hundreds of my clients.

Based about 10 mins from Logan they specialise solely in conveyancing and are really well priced.

Tell her i sent you and i am sure she will look after you.
 
Use a conveyancer,a solicitor will leave termites in your wallet.

Conveyancers are great until the vendors bank refuses to settle, the deposit money has been embezzled, caveats, liens, dodgy commission deals, kickbacks, trusts, questions on joint/common tenancies, mortgagee repossessions.

The solicitor that we recommend at work does fixed fee conveyancing like a 'conveyancer' and most transactions are handled without so much as an uncrossed T - but he is also able to advise on other legal matters as required. I would personally never use a 'conveyancer' - as when you come across that one bad deal in 1000, you will end up paying a solicitor anyway.

I have since had another chat with Andrew and he has explained the difference in fees was due to the extension of settlement which I had requested and the fees which I had already agreed to.

So accepting where fault is due, it was my fault for not paying attention to the fees and charges that made up the overall fee.

However as mentioned by others, end of the day the property did settle without any other issues which was the main thing.

Conveyancer's are not allowed in Qld anyway. Must be done under a solicitor's supervision. Some of the big conveyancing factories are still technically legal practices, they just push the lawyer to paralegal ratios way out. Most of the one's that advertise the cheapest prices end up costing more if you have to extend or communicate with them etc.

I'd trust Matty from Metrocity's recommendations, I used to have a lot of my properties with them when I had resi stuff. Always great.

Bartel's have had a great reputation for years. Ian's firm has gone up and down in paralegal numbers in size with the market, but Helen has been there right through and knows her stuff.

Conveyancing is treated very differently by different firms. Some want to pump it out with 19 yr old paralegals doing the work and build it to a level that it pays for rent, admin costs etc. Others do it at as a service. If you cost it out on an hourly basis, the fees are extremely low compared to other related areas. Especially if done by a solicitor. But then a huge amount of the work is purely administrative and can be done by a paralegal, so it can work out well as long as the processes are well set out and the supervising solicitor is there to advise on issues, check the contract etc. The bigger firms don't seem to care about repeat business, they just want to pump them through.

My firm charges $800 house, $900 Unit or $500 sales all plus GST and plus searches. The amount of that the actually goes into my pocket would not make conveyancing worthwhile on a strictly timed basis. However, I look at it a bit like a loss leader, it is a service that can be provided to clients and if done well they may use you for other things. Just my 2 cents

Sorry - I should have been referring to "Conveyancing only" business models vs "Solicitors who also do conveyancing".

I deal with a lot of different solicitors/conveyancing paralegals and I find the best service is typically offered by the smaller suburban legal firms.

I like to phone and ask a specific question and get an answer on the spot from the small business owner vs being told to fax my question and the conveyancing solicitor will get back to me within 24 hours.

My recommendation for QLD property transactions is Chris Emery from Access Solicitors.

He has looked after transactions for me and other forum members, and I like him because he's happy to explain things to first timers, and he answers his mobile phone.

Buyers that ask questions like "what is settlement date" etc need someone to put things into plain English, and I find he is able to calm the nerves very effectively.

I even attend settlement myself (usually, but not always possible if I have something else on). Many are shocked at my fee, but when I was working in another firm they were charging by the hour with standard residential conveyancing costing from $4,000 to $11,000 (off the plan and difficult). So my fees ain't that bad.
 
I have never bought anything interstate, but from my dealings with clients' solicitors/conveyancing, it can get pretty messy. Some are better than others but most don't even return my/clients' calls, just send an email instead. Very strange way of doing business...

I have an urgent settlement due on 20 December which I don't believe will happen.
They advised me to ignore the requirement of a "Solicitors Cert", which was incorrect.
They are never available when you need them, only send emails, I just think they are under staffed and therefore provide poor service and they also try to get you to do their work, nice one, all for around $1100.

First and last time I will use them.
