Something Different - What could you do with it?

This is 6 acres in Nelson (Rouse Hill area), no house just the land. Average price is ~$1.5mil for 5 acres with a house.


Thing is the 6 acres is only 8 metres wide....
so a quick calc 6x4000m = 24000m2/8 = 3000m long
so we have a block 8 metres wide by 3000m long....3km wtf!!

Sell it to a radio buff whose into very low frequency communication, as these require big antennas.

The 8 metres is plenty wide enough for a narrow antenna.

The length will be just right for a long wire antenna (or maybe even several).

Note that radio amateurs will soon be getting access to a low frequency band and possession of such a piece of land, provided electrical noise is low will be highly prized.

To reach this market advertise in the specialist magazine and/or websites (the ads will be free or dirt-cheap).
 
Looks like it's an access road for numerous other properties.

Put up some toll gates and charge a toll for entry and exit. Get to know the neighbours in a hurry anyway :)

Dunno. Weird property eh. Probably a funny story here, like a disgruntled owner who has had a gutfull of everyone using his land as a road or something like that. Or crown land that's been sold by mistake.

Another possibility - and you can share this with the antennas - is 'allotment gardens' - rented out to unit dwellers (if there are many) who like gardening. And/or agistment for a horse or two.
 
i was looking @ purchasing this last year.

my idea was to find one of the many neighbours who it backs onto, offer them like 5 acres(access land for potential subdivide) for 600sqm of theirs then you can have a battleaxe block @ nelson for $150k :)

was too hard for me and had no cashflow so i left it there.
 
Buy it and build a house on it :)

This comes in easy at under 8m if you took the garage off the house and made it separate. (house itself is only around 6m wide)

I am sure there a plenty of others.

Set it back on the block and plant some nice gardens..maybe a pool out the back and WHAM 6acres with a house value ????

I just rang the agent, Apparently it cant be built on, the agent couldnt tell me why, he just said 'because of the frontage' anyway, it was a private access rd that was never built. Its been for sale for well over 12 months.
I think it might be worth a quick visit to council to ask about zoning.

Its marketed as "Suitable to a property owner adjoining (Janpieter Rd Box Hill)" something like a rear lane access, but all the properties on Janpieter Rd are all 5 acres lots with 100m frontages, who needs a rear lanes access
 
that will be a super long term investment for the kids maybe lol.

in the mean time private jet, drag strip, motorcross jumps :D woohoo or maybe a very long pool lol

How about an illegal trailer Park?
 
A self-sufficiency theme park?

People could pay for and spend weekends there learning how to grow vegies, have lukewarm showers, fiddle with dodgy solar power systems, experiment with composting toilets etc. Courses could be held in big tents.
 
Well I thought of trying to find out about the possibility of a storage site for caravans and the like. 8m wide would just work but I drove around there yesterday and it seems that the block has an 8m frontage not 8m wide. the block goes off at nearly a 45deg angle so the block is only about 6m wide.
I haven't confirmed this yet with council, nor the likelihood of storing caravans there.
At 8m wide you could easily have 3km of caravans parked end to end and an access road to the side. Turning around at the other end might be an issue but something could be worked out.
Charge ~ $100pm for open space and possibly $180pm for covered space (like a carport)
At ~$140k purchase price, 6 or so caravans would make it cf +ve.
with 3km of storage space, maybe 15m long for each space you have room for 200 caravans
