South Hedland land ballot

There's a new land ballot just announced for South Hedland. In case anyone is interested I've attached the info from the local paper.

any opinions on derby nt and middlemount qld

Derby is WA and IMO is not an optimal site - out of curiousity why are you looking there? It seems priced out and without the economic base that alot of these regionals have supporting them.

The Oil & Gas supply base that was touted there is highly unlikely.
 
there are significasnt resources surrounding it, it is an established industrial base where as broome residents will fight commercialisation of their town to the end, demand outstrips supply
 
Does this one give preference to first home buyers/owner occupiers? One of my cousins was in a ballot up there round 12 months ago that gave priority to those groups. He fit in both categories and missed out. Definitely a good buy compared to what you can buy existing in the area. Builders work on Fiji time tho.

yes and it's a load of socialist rubbish. if you are a fhog you jump the queque for a $300k handout... courtesy of taxpayers
 
those GH sites look like a good buy.

i'm thinking of smashing through a builders cert and take advatange of working up in PH.

The last ballot only had 10 blocks the one before I think it was about 20, this one has 39 blocks so a lot more chance to get in :)
FHO/Owner Occupiers get preference because its alot better for the town to give people who live here the opportunity to live in their own home - makes then stay longer ;) I was lucky in the last ballot, thinking of giving it another go :)

been to karratha and it has its investment problems with supply
these two have a couple of land and house packages with 3 and 5 year rent contracts attached
smsf and normals can buy them so I have a bit of interest in the places so am interested others views
the ballots are ok but they are just so few and are a lottery
I much rarther look at a cash flow positive area and attach a cashflow negative and make both neutral
and wait for gain
as a few now here I thought we had a large land subdivision in karratha but water and drainage where the issue
so we look else where

I was up in Broome for the Easter break and noticed a lot of advertisements for Derby house and land packages and land divisions in the Real Estate windows...seems to be a big push up there for people to invest in Derby - however on closer inspection it looked very over priced to me, 550K + for house and land seems very steep even if all the proposed resource projects get off the ground, and if not you're stuck with a half mill property in the middle of bum-f### nowhere (!)

actually that sounds really cheap to me - I have no idea how they could build out there for that price. must be some subsidised government land I suspect? plus a few hidden charges??
 
pre fab houses.

work towards the ticket while someone with a ticket signs off on the work.

easy as.

already in the throes of designing something up - 2 bed and 3 bed option.

theres plenty of pre fab builders here, but they're not cheap...labour and cost
of transport make it not so attractive.
 
most of the ones I see or know come in a container
so transport is not a major issue
I the one I deal with are shipped from china to aust specs
they are pre fab but not transportables they are fixed houses
price is about 75% of normal build cost but time is 7 days from slab to move in
