Splitting titles on mixed use shop with flat

Hey long time lurker first time poster, in advance thanks for all the killer knowledge that is shared on SS! have had a good search around but can't find details on what I'm hoping to do so here goes:

After putting commercial in too hard/exxy basket for now, of course we ended up spotting a interesting B2 zoned property. It has a rented 4 bedroom resi flat on one side, and a separate 2 room consulting rooms on the other which is rented by a specialist GP. Separate kitchen and bath in both. The two halves of the building run from the main st at the front side by side all the way back to the lane behind with a shared carpark of 4 spaces and a little bit of yard. Each half has a separate front door on the main st. Hope that description makes sense, let me know if it don't. I also realise that with the drainage and meter boards and stuff would have to look into who owns what. As a whole it is way out of our price range, but the flat side is great- we would rent it for a while and then make it our forever PPOR, what I was wondering is:

- IF I could get in the vendors ear and get them to agree to it, could this be broken in to 2 separate titles and we just buy the flat- the vendor keeps the commercial side?

- Who is the person to speak to about this? Is it expensive to get new titles on the one property? Who can apply to separate titles? We have never tried anything this tech, all previous buys have been straight up existing strata units or detached houses, seen some PITA stories about simple land subdivides and titling etc...

- It is basically a shop-top- but on its side, can anyone see any hurdles with lenders? Will cutting the commercial suites off make this any easier? want to avoid commercial loan hassles if pos.

- Has anyone successfully done this/has a tale of woe I can maybe avoid?

Could be spinning my wheels- may be a hiding to nothing- Its a top spot with beautiful heritage facade in primo location- as a whole building we would be no-way, if the flat went for approx half of what they are asking for whole property we could slam it with 20% down with our preapproved finance and it would be close to CF neutral on day one. Would love to put up a pic and info but it would be blood in the water I reckon!

Thanks Rolf, makes sense, have managed to avoid solicitors and council to date but this could be a trickier task than my conveyancer and endless sifting through SS can manage!
