St Albans, Melbourne

Positives for St Albans might the recently announced removal of the St Albans train level crossing by the Victorian Government (spend $200mil which is very sizeable).

Cedarwoods is also proposing to build 200 residential homes in the former Krueger Transport Site, near the train station (and Krueger just recently moved out from St Albans into their new spot).

Yeah this has been going on for decades and it's good that the government has finally approved it.

I still won't believe that till I see it, but it's definitely a good thing for the area. I don't see how that will translate to better growth for the area though. Yes it will be safer for pedestrians, but I don't think it'll do much else beyond that...

This is an intriguing idea, though I dunno how much this will impact the area either.

The new Sunshine private hospital is a better thing to help the area, IMO.
 
Yes been a long time coming but 'fully funded' was the announcement and is also now on the VIC roads website.

Yes McKechnie st. It's not a big development but not insignificant one might say.

The railway most likely would proceed I reckon since Springvale and Nunawading have semi buried their crossings. I see that trend pretty much for all of the level crossing railways.

When you think about it St Albans is not a bad gamble, throw in $350K say for a decent rental return and a decent sized block. Most houses were built in 60s/70s.

I think it would only be a matter of time before the boom hits St. Albans seen as Sunshine, West Footscray, Footscray/Maribrynong is now out of reach.

PS: I grew up in St. Albans before moving out for work and parents retired to a different seaside suburb!

We have been trying to find the elusive first development as well and still looking. One area we looked at was St Albans for the same reasons, good land size for the price, yeilds are better than many others in Melbourne and there has to be overflow from Sunshine as prices there go up from Footscray... might take a while though.

We're now thinking Sunshine or Reservoir, prices are higher but we think St Albans will take too long to reach the point where we can get good money for a development and we're not in a position to buy and hold just yet.
