"Stale" properties

Wondering how long it takes for a property to be considered stale?

REIWA handbook for it's sales members states 5 weeks and 3 days.

REINSW is a bit harsher, at 4 weeks and 4 days.

It doesn't depend on price or area. These are hard and fixed times.

Of course, once past the 9 week 1 day mark, it goes into the moldy regime.

I gather more bargaining power, and from the agents perspective - they would want to off load it asap?

Our new PPOR was bought after being on the market nearly six months, and was passed in at auction two months ago. Got it for a steal.

The property may be stale in the eyes of .through market but you don't kn ow the vendor's motivation. They may be under no pressure to sell, be blissfully ?naware of what the agency is doing or holding the agent to their opinion of price. after all, who is the expert
