Stamp duty when buying off the plan

When buying off the plan with extended settlement (eg 2yrs) when is stamp duty payable?

I read on another forum that it is on settlement or one year after signing the contract, whichever is earlier.

Thank you Michael for this and your other replies.

It was a Henry Kaye presentation that I went to. I did ask the consultant this question and she didn't know the answer and was going to ask, but we both forgot about by the end of the talk.

Hi Terry
Trap for learners.
If you purchase multiple properties OTP from
the same Developer the values are all added
up and you pay the accelerated value.
Even if you try and fudge the records by
registering the purchase over a period the
computer records match them up and they are
considered a single purchase.
Theres no way out.I purchased two units of
the plan at the same time but different vendors.
When we came to settle they were declared
a single purchase and the values were
consolidated.
I am fighting the decision.
Any one got any thoughts.

I understand the rules changed from 1 July 2001 in this respect. Anyone have more details?
