Studio vs Outbuilding area rules

Hi All,

I am planning on building a studio on my 275sqm property and have a question on the interpretation of the rules.
I read here :
Detached studios have their own setback, height and area
requirements and they are not outbuildings as defined in
the policy.

Does this mean that a patio/deck with a studio on top (studio raised with post and beam construction with stairs) have two seperate calculations?

That is , 20sqm for the studio and 36sqm for the outbuilding?

(assuming there are no other outbuildings on site)

I would say you have a two storey studio taking up 20m2 and deck (taking up 16m2)

You don't say whether you have neighbours but overlooking may be an issue you have to consider (see http://www.anewhouse.com.au/2013/11/overlooking-direct-line-of-sight/)

thanks for replying.

Thats what I thought initially. But then I read "they are not outbuildings ". Referring to studios not being outbuildings. So how can the unenclosed ground floor be counted as studio? Or conversely how can the studio count towards the 36sqm outbuilding maximum?

Hi Merios,

It might also be worth looking at Exempt Developments as sheds.

The thread below shows what we did with that - basically you can have 2 x 20 m2 sheds which are attached.
