Sub divide & build Advise

Hi,

We have just bought 900sqm block with a tiny shack on that we are hoping to demolish and subdivide the land into two blocks and then build two double story houses on.

We have done a bit of research but would welcome any advise from people who have "been there, done that" on the step by step process (what to do first...) and any pitfalls to avoid.

Also we are thinking that as we are new to this we might use one of the well know home builders such as hickingbotham or Fairmont etc. Can anyone recommend a builder or warn us against one that they have had a bad experience with?
If we go with one of the big building companies, do they do everything eg: subdivision, planning, utilities etc?

Hi Marcus,

What council is this in? Have you checked with the relevant council town planner that subdivision is allowed.

You will find that some building companies will happily hold your hand through the process for a cost, there are also independent companies which can handle the subdivision process.

I've got a number of clients using Hickinbotham/Statesman for subdivisions and they've found their costs + service to fit their needs. But to be honest I've found most builders to be much of muchness in service, cost and quality is the important factor here.
