Sub-Division Sell backyard

Hi,
I'd like to look into doing a subdivision.
I'm on a 715sqm regular shape block in Frankston Vic.
I'd like to sell off the backyard for around $100k so I can use some of the money for a deposit on my next purchase. Then i'd stick renters into the house at the front. Do you think it would be hard to find a buyer for the backyard in this current climate? Whats the best way to go about things.......

in today's market? depends on the price, location, amenities etc.
