Sub Divisions & Pre Approval

Could someone please provide some information about purchasing a property with the indication of sub divisions within the Syndey area.

1) Is it possible to secure a property on some kind of OPTION TO PURCHASE....?
2) Is it possible to sub divide the property while not actually purchasing it? In case the sub divisions are not approved.

3) What is the best way to obtain council approval for sub divisions?

Hi Patrick,

I don't know how other ppl will go about it. But I will try to make a written offer, which basically states that I would like to offer $xxx (the asking price) to purchase the the property. However, the condition of purchasing at the vendor's asking price is to option it for x months.

And you might want to also include a clause to have the vendor subdivide the property for you and he/she also pays the fees for subdivision. Or otherwise, you will have to engage an architect to arrange the subdivision.
