Subdivision 101 and Duplex

Folks,

Is there a subdivision and duplex construction 101 / primer anywhere on the forum ?

When considering a subdivision and duplex build, what primary considerations are taken into account ?

I know each council will have their own set of LEP. But I think in NSW, isnt each council uniform to some extent on their plans as mandated by state plans.

Would zoning be uniform across all councils ? Is there a standard chart that will tell me what zoning (R1 , R2, E , C etc ) means what ?

I understand we can check with council about zoning for specific parcel / block of land. However, I hate to keep calling council officers and asking about each block, lest I annoy them. So how do I find out details about a specific block ?

I am looking at a sub div in Campbelltown LGA....any tips ?
 
subdivision can be strata subdivision or torrens title subdivision.

Normally, strata subdivision is after completion of the construction.

torrens title subdivision can be current out before the construction.

dual occupancy is just can be torren or strata subdivision

What you need to factor in is the torren title subdivision can sell for more than strata subdivision normally. because people prefer to have their own land on the title and don't have to pay for strata fee.
