Subdivison/development. Is it worth it?

Hi all

I am currently exploring the idea of buying a block with house on it for the purpose of subbing and developing.

I would like to know if there is anyone out there who has had experiences with buying property for the purpose of subdividing and developing.

How does one go about selecting the right property? What sort of analysis should be done first?

Any good stories or nightmares to tell?
